Big investments. Higher borrowing costs. What could they mean for your next move? Here’s a quick look at developments worth watching across our community.

 

Savannah’s waterfront infrastructure is advancing. Ocean Terminal’s $1.6 billion redevelopment is more than 60% complete, with its renovated berth finished. Container-yard phases are expected in 2027 and 2028. A planned $29 million truck overpass will provide direct access toward U.S. 17 and I-16, helping reduce truck traffic on nearby neighborhood streets.

 

Port activity remains strong. Savannah handled approximately 529,500 container units in August, marking its sixth best month. Continued investment and activity support the region’s logistics economy and housing needs, though benefits will vary by employer, location and commute.

 

Buying power deserves a fresh look. Freddie Mac’s national 30-year mortgage average reached 7.28% on October 1, up from 7.03% a week earlier. Buyers should revisit payment estimates with their lender; sellers should consider how pricing and closing-cost assistance affect affordability. Select new-construction homes also offer builder-paid closing costs and interest rate buy-downs, providing an opportunity to reduce upfront expenses and improve long-term affordability, subject to offer terms.

 

Homebuyer programs remain worth exploring. As of October 1, posted rates included 6.375% for standard Georgia Dream and 5.375% for Peach Select VA, which does not include down-payment assistance. Savannah’s DreamMaker Program also offers down-payment, closing-cost and/or gap financing assistance to qualified first-time buyers. Confirm eligibility, funding availability and loan terms with the program and your lender.

 

Pooler development remains one to watch. As of this week's briefing, proposed impact fees has not been verified as adopted, and “The District” remains postponed pending independent traffic review. Both could influence future development, infrastructure and neighborhood growth.
