Savannah/Chatham Market Brief

Week of October 19, 2026 | Fourth Stone Realty Consultants

Global connections. Local investment. A region preparing for its next chapter. This week’s developments bring Savannah’s infrastructure, business growth, and housing needs into sharper focus.

A major milestone for port expansion. Federal approval has cleared the way for Georgia Ports Authority’s $2.3 billion Savannah Container Terminal on Hutchinson Island. Construction is scheduled to begin in January 2028. The planned 350-acre terminal will strengthen Savannah’s capacity to serve international trade and supply chains over the coming decade.

Cargo activity reinforces Savannah’s global reach. The port moved 504,015 twenty-foot-equivalent container units in September, a record for that month, and a 3.7% increase over last year. For companies evaluating distribution, industrial space, or regional expansion, this activity underscores Savannah’s role as a gateway to Southeast markets.

Freight connections matter to neighborhoods, too. The Brampton Road Connector, opened in July, provides another high-volume route to the Garden City Terminal while avoiding neighborhood roads and at-grade rail crossings. Infrastructure like this matters to both business operations and everyday community life.

Growth puts site selection and housing planning in focus. The expansion timeline gives businesses, developers, and investors a reason to evaluate freight access, utilities, zoning, and workforce commutes in the current market. GPA reports that its ongoing housing initiative has helped more than 230 local families repair, purchase, or build homes, underscoring the connection between workforce housing and sustainable regional growth.

Housing affordability still requires strategy. Freddie Mac’s national 30-year mortgage average held at 7.40% on October 15. Buyers and relocating households should compare total payments, available incentives, and lender options; and, sellers should consider how pricing and concessions support purchasing power.
